I rented a place. It was a mess. Landlord wanted AS IS contract. My Real Estate Agent said it was OK to sign it. No big deal. So, I ‘ve signed the contract as is on jan 16th of this year. I wanted to have a Grocery store there so I fixed the place accordingly with the City regulations. Besides my store, there are a few apartments in the building. Landlord had ongoing issues with his tenants about the water leaks and fire alarm and so on. I thought that as long as my place was in order the other problems of the dwelling shouldn’t matter. However it did.
I was denied in the Sales License because of the existing violations on the building itself. My front Store had nothing on the record thou. City rep explained that the multi-zoned property can not have any violations before I can operate my business there. My real estate agent talked to the landlord about it but it was not effective. Landlord seemed to have no interest on fixing anything. He kept saying that the contract was AS IS. So, I went to a lawyer who wrote a letter to the landlord stating my intent to wait 30 days before any legal action. Now, one month later, there is one more violation added to the list of violations.(I went yestarday to the city again to check if I could get a sales license). The new violation refers to the danger to human life. It is strange that now the lawyer is not returning my phone calls and my Real Estate agent made it clear to me that he has nothing to do with all of it anymore. Landlord told me he was too mad to talk. What’s going on???
Time is essential now. Tomorrow I am due in rent for the place. Anyone knows what should I do now? I need free advise thou. I am really broke after I paid for all the constraction expenses, city fees, utility bills, insurance…etc
